How to List on the MLS in Arkansas Without a Realtor

A practical guide for Arkansas property owners who want MLS exposure while selling on their own terms.

The basics

Listing on the MLS without a traditional Realtor

The MLS is the database licensed real estate professionals use to find properties for their buyers. Access to it is normally tied to a full-service listing agreement, but a flat-fee listing service lets Arkansas property owners get an MLS listing for a fixed, upfront price instead.

You handle the parts of the sale you choose to — pricing, showings, negotiations and offers — while your property is visible to agents working with buyers. See how it works for an overview of the service, or learn who we are.

Step by step

The listing process

  1. 1.Choose a package. Select the Standard ($199) or Premium ($299) package based on how many photos and which showing tools you want.
  2. 2.Provide property information and photos. Share the details buyers and agents look for — address, property type, rooms, square footage, features and your asking price — along with your listing photographs.
  3. 3.Complete the required paperwork. Sign the listing paperwork and complete any disclosures required for your property. You remain the decision-maker on the sale.
  4. 4.Review your listing details. Check the listing information before it is submitted so your price, description and contact details are accurate.
  5. 5.Your property is entered into the appropriate MLS. Your listing is entered into the MLS that serves your property's location. Which MLS applies depends on where the property is in Arkansas.

Arkansas MLS coverage

Which MLS applies depends on location

MLS availability and requirements vary by property location, and no single MLS covers the entire state. Arkansas listings may be placed with CARMLS, Northwest Arkansas MLS, or My State MLS as an additional option, depending on where the property is.

The Arkansas coverage page is the authoritative reference for which counties and cities each option serves.

After the listing goes live

How agents and buyers find your listing

Once active, your listing is available to licensed real estate professionals who use the MLS to search for properties on behalf of their buyers.

Listing information may also appear on consumer websites such as Zillow and Realtor.com. Those sites display listing information according to their own policies, so presentation and timing are controlled by each website.

Buyer contact

How buyers contact you through the MLS and public websites

Real estate agents: Licensed agents can view your contact information in the MLS and contact you directly about showings and offers.

Buyers using Zillow, Realtor.com, and other real estate websites: These websites generally display the listing brokerage's phone number rather than the seller's personal contact information. Buyers who call the brokerage number can be routed directly to the property owner through our automated phone system when Call Forwarding is included in their package or purchased separately.

Online tour requests and contact forms: Features such as Zillow's “Schedule a Tour” connect buyers with agents through Zillow's own system. These requests do not go directly to the property owner or our brokerage. Call Forwarding applies to telephone calls placed to the brokerage number, not to inquiries submitted through third-party website forms.

Yes. Arkansas property owners can sell their own homes. A flat-fee MLS service gives you MLS exposure while you keep control of pricing, showings, negotiations and offers.

Which MLS will my Arkansas listing go into?

It depends on the property's location. CARMLS serves central and other listed Arkansas counties, Northwest Arkansas MLS serves Benton, Madison and Washington counties, and My State MLS is available as an additional listing option where appropriate. No single MLS covers all of Arkansas.

Do I have to offer compensation to a buyer's agent?

Buyer-agent compensation is not included in MLS listing fields. It is negotiable and handled separately between the parties, outside the MLS.

Can I change my listing after it goes live?
